Frequently asked questions
- What does the estimate include?
- The tax on acquiring the property, the Public Registry recording fee and a reference figure for notary fees plus VAT, for a home sale. It does not include the appraisal, certificates, notary paperwork fees, recording a mortgage or the income tax the buyer may owe.
- Why does it vary so much from place to place?
- Each jurisdiction has its own rates. In Querétaro and Guanajuato each municipality has its own in its annual revenue law; Mexico City and the State of Mexico have a single table for the whole jurisdiction. In Guanajuato the law also subtracts a general reduction from the value before applying the rate.
- Can the notary charge a different amount?
- It depends on the state. In Mexico City the fee schedule is a maximum; in Querétaro, a minimum; in the State of Mexico the schedule published in 2025, in force until a new one is issued, is also a maximum, and in Guanajuato fees are agreed with the notary and the schedule only applies when there is no agreement. VAT is added to the fees.
- Are there discounts for social housing?
- Several places offer reductions for social or low-cost housing, first homes or loans from public agencies, but they require conditions or an application and the calculator does not apply them. If your case may qualify, it is worth reviewing before you sign.
