How long does an eviction take in Mexico?

It depends on the state where the property is located, the applicable proceeding and whether the tenant contests it or leaves earlier. A case with a clear lease and good evidence moves faster. In the consultation we give you a realistic estimate, without promising deadlines no one can guarantee.

Can I just change the locks or remove the tenant myself?

We advise against it: evicting by your own hand can create legal liability for you and turn the case against you, even if you are right. The court route exists precisely to recover the property backed by a judge's order.

What if someone took over my property without permission?

Act quickly: document the occupation (photos, witnesses, dates), don't hand over money, and get legal advice right away. Time works against you, because a prolonged occupation makes recovery harder. Mexican law provides specific actions against dispossession.
